Q. How long will the transaction take?

A. Each transaction is completely different and some are more complex than others. On average, a sale or purchase takes approximately 6-8 weeks to complete.

Q. Is the condition of the property satisfactory?

A. The buyer has already looked at the property but will probably also arrange a survey of the property to ensure that it is really worth what you are asking for it and there are no hidden problems.

Q. How do I know that my buyer will have the money to pay the price that you are asking?

A. The buyer has probably already applied for a mortgage.  The Mortgage Lender/Building Society will probably insist that their surveyor looks at your property so they can see that they are not lending more than the property is worth.  Often the buyer will ensure that one survey can satisfy both this and the above task.  There is also the possibility of there being a cash buyer and it is advisable to obtain proof from the agent or purchaser direct.

Q. Can the buyer be sure that the property is actually yours to sell and that it is free of any legal problems?

A.  There are also a multitude of matters which the buyer's solicitor will raise, (called preliminary enquiries and investigation of title) covering disputes, services rights of way and so on. These are our responsibility.

Q. What contents of the house are included in the sale or can be purchased separately?
